Fallen Leaf Mutual Water Company (FLMWC)
Background: The Fallen Leaf Mutual Water Company (FLMWC) was founded in 1930 with the laying of its original water pipe system, much of which is still in place. Reserve components are divided into two distinct groups: (1) The technical equipment: e.g. water pumps, large storage tanks, water quality analyzers, and (2) supporting equipment: e.g. 2.5 miles of water line, water tank, etc.
Background: Panorama Towers is a 650-unit high-rise association. The property includes residential and commercial units within (2) 35-story towers as well as (2) 10-unit townhouse buildings. Reserve components include cooling towers, traction elevators, (2) building maintenance units. Amenities include pool areas, media rooms, (2) two-story racquetball court, and fitness areas and health spa.
Sun City Summerlin
Background: Sun City Summerlin is a 7,781-unit age-restricted community. The property features (4) clubhouses, (13) tennis courts, (3) restaurants, a 312-seat theatre, indoor and outdoor pools as well as a baseball field. Additionally there are (2) 18-hole and (1) 9-hole golf courses. Golf courses include approximately 200 pieces of golf course and landscape maintenance equipment, extensive irrigation systems, numerous water hazards and three pro shops.
Gramercy on the Park
Background: Gramercy on the Park is a 144-unit condominium community. Unique features include a large, retractable roof over the interior atrium, large pool and interior water feature, and roof-top deck. In addition the property includes fitness and sauna facilities, offices, club rooms as well as extensive mechanical equipment and traction elevators.
Veer Towers Las Vegas
Background: Veer Towers consists of (2) 37-story towers that lean in opposite directions at 5 degrees from center. Amenities include infinite-edge pools at each tower, locker rooms, clubrooms, fitness facilities, temperature controlled granite flooring in the lobbies and offices. A unique feature of the property are two large-scale works by artist Richard Long that cover the lobby walls of both the east and west towers.
Seabridge Dock Association
Background: Seabridge Dock Association consists of 223 salt-water dock units. The association consists of approximately 55,050 Sq.ft. of docks, (19) pedestrian gates with controlled access, fire hose enclosures, and dock boxes.
Westgate Park City
Background: Westgate Park City is a 201-unit condominium community within a single 10-story building. Reserve components include the snow-melt boiler system, elevators, pool, sauna and steam room, chillers and cooling towers as well as a 2-story waterfall feature.
Background: Axis is a 329-unit residential association within a 22-story high-rise tower. Reserve responsibilities include the domestic hot and cold water systems, HVAC boiler and cooling tower systems, traction elevators, fire control system, as well as amenities including a pool and spa and fitness center.
